A DOB plumbing violation records a cited condition at the property. Depending on the record type and age, it may appear in DOB NOW, BIS, or both. Resolution can require correction, permits, inspection, a Certificate of Correction, or another notice-specific step. The public status should be rechecked after DOB or OATH acts because completed field work alone does not update every record.
What's the difference between a DOB violation, an ECB penalty, and an OATH hearing?
A DOB violation identifies a condition or compliance failure. A DOB-issued summons can be adjudicated at OATH, where a hearing or default may create a civil penalty. These are not always consecutive stages of one automatic chain, and correcting the underlying condition does not by itself erase an OATH judgment. Track the DOB record, the summons, the hearing response, and the Certificate of Correction separately.
The prior owner did unpermitted plumbing work. Am I responsible for fixing it?
An open property record or unsafe condition does not disappear when ownership changes. The current owner should have the record and field condition reviewed, while counsel determines responsibility between the parties. Depending on the work and legal use, the practical options may include a new filing and correction path, restoration, or another DOB-approved approach; not all prior work can be legalized.
I received a stop work order for plumbing. What are the steps to get it lifted?
Start with the exact scope and conditions stated in the Stop Work Order. DOB may require correction, permits, supporting documents, civil-penalty payment, and a rescission inspection or request; the required path depends on whether the order is full or partial and what work triggered it. Can I file a permit after-the-fact for plumbing work that was already completed without one?
Sometimes. DOB may accept a new filing that documents and corrects prior unpermitted plumbing, but feasibility depends on the existing installation, legal use, current code, required plans, access, and inspection path.
